About NewBuildTracker
NewBuildTracker tracks the prices of new-build flats in Prague. Every night it reads the public price lists on developers' own websites and turns them into one searchable table of flats, a price history for every flat and a change log for every project.
How it works
- We add each project by hand, with the address of the developer's official price list.
- Every night, around 02:30 Prague time, our crawler loads each price list once. If the page hasn't changed, only the time of the last check moves.
- If the page has changed, an AI language model reads the facts from it: unit, layout, areas, floor, price and status. Automatic checks compare the result with the previous state; anything implausible waits for a manual review instead of going live.
- Every change is published with its date: new flats, price drops and rises, reservations, sales, and flats that disappear from the list.
Where the data comes from
Only from developers' own websites and their own price-list files. We never take data from property portals.
We publish facts only: unit code, layout, areas, floor, price, status and dates. No photos, floor plans, descriptions, logos or marketing texts. Every project page links to the developer's official price list.
When a flat disappears from a price list, we show it as “No longer listed (probably sold)”. We only say “sold” when the developer's own list says so.
The data can be out of date or wrong. Always confirm the price and availability with the developer before you decide. Details are in our terms of use.
How often the data updates
Once a night. Every project and flat page shows when we last checked it and since when we have been tracking it.
Our crawler
Our crawler identifies itself with this user agent:
NewBuildTrackerBot/1.0 (+https://newbuildtracker.com/about)
- It respects robots.txt: it doesn't load pages a website excludes.
- It loads each price list once a night, plus the occasional manual refresh.
- It sends one request at a time to a website, at least 5 seconds apart.
- It only reads public pages: it never logs in, fills in forms or gets around access restrictions.
To exclude it, block its user agent in your robots.txt, or write to us.
For developers
Is something wrong or out of date, or would you like your project removed? Email us at hello@newbuildtracker.com. We handle corrections and removal requests within 2 working days.
When a buyer sends an “I'm interested” request for one of your flats, they agree that we pass their name, email, phone number and message on to you. We forward these requests by email, free of charge.

Who pays for this?
Buyers never pay. NewBuildTracker is an independent project run by one person in Prague. It is not a real-estate agency, it doesn't sell flats, and no developer pays for the prices or statuses we show.
