Terms of use

1. Scope

These terms apply to the use of NewBuildTracker (newbuildtracker.com), which is run by Alexander Seipel (see the operator information). Using NewBuildTracker is free and needs no account. By using the website, its email alerts or the “I'm interested” form, you accept these terms.

2. What NewBuildTracker offers

  • A searchable overview of new-build flats in Prague, compiled from developers' public price lists, with a price history for every flat, a change log for every project and how fast projects sell.
  • Email alerts about new flats, price changes and status changes (see 5).
  • Passing “I'm interested” requests to the developer you name (see 6).
  • Guides with general information about buying a flat in Czechia.

NewBuildTracker is not a real-estate agency. We don't sell or rent flats, don't make offers, don't negotiate on anyone's behalf and are not a party to any contract between you and a developer. We don't give legal, tax, financial or investment advice.

3. The data and its limits

  • Source. The data comes from the public price lists on developers' own websites. We read them automatically once a night and extract the facts with the help of an AI model. Automatic checks catch many errors, but not all of them.
  • No guarantee. Prices, statuses, areas and other details can be out of date, incomplete or wrong, for example because a developer has changed its price list since our last check, because a price list itself contains an error, or because the automatic extraction misread it. We don't guarantee that the data is correct, complete or up to date.
  • “Probably sold”. When a flat disappears from a price list, we show it as “No longer listed (probably sold)”. That is our conclusion, not a statement by the developer. We only call a flat “sold” when the developer's list says so.
  • Not an offer. The prices shown are not an offer or a proposal to conclude a contract, neither from us nor from the developer. Only the developer can tell you the current price, what it includes (for example VAT, parking or storage) and whether a flat is available.
  • Check before you decide. Always confirm the details with the developer before you make any decision, and have contracts checked by a lawyer. Every project page links to the developer's official price list.
  • Guides contain general information as of their date, not advice for your situation.

4. Fair use

  • Please use the website as a person would. Automated mass downloading of our pages or data, and anything that impairs the operation of the website, is not allowed.
  • You may link to our pages and quote individual facts with a reference to NewBuildTracker. Systematically copying or republishing the compiled data requires our consent.
  • Only enter true information in our forms, and only your own details.

5. Email alerts

Alerts are free. They start after you confirm them by email and run until you unsubscribe, which you can do with one click in every email. We send at most one email a day. We try to deliver every relevant change but cannot guarantee that an email arrives, arrives on time or covers every change. We may limit the number of alerts per email address or end the alert service; in that case we will tell you by email.

6. “I'm interested” requests

With the form, you ask us to pass your details and message to the developer you name. We forward the request by email, usually within 2 working days. Whether and how the developer replies is up to the developer. Any further contact, negotiation or contract is solely between you and the developer. Neither you nor the developer pays us for passing on the request.

7. Liability

We are liable under the law. Nothing in these terms limits liability that cannot be limited by law, in particular for harm to a person's life or health and for damage caused intentionally or through gross negligence (§ 2898 of the Czech Civil Code). Beyond that, because NewBuildTracker is free and only passes on what developers publish, we are not liable for decisions you make on the basis of the data, for the content of developers' websites, or for the website or an email being temporarily unavailable.

8. Changes to the service

We may change, extend, restrict or end NewBuildTracker or parts of it at any time, and we may remove individual projects, for example at a developer's request.

9. For developers

If data about your project is wrong or out of date, or you want your project removed, write to hello@newbuildtracker.com. We handle corrections and removal requests within 2 working days. More on the about page.

10. Changes to these terms

We may change these terms for the future. The version published here applies at the time you use the website. If you have an active alert, we will tell you about important changes by email.

11. Applicable law, disputes and language

Czech law applies. If you are a consumer living in another country, you keep the protection of the mandatory rules of that country (Art. 6(2) of the Rome I Regulation). Out-of-court resolution of consumer disputes: see the operator information.

These terms are available in Czech and English with the same content. If the two versions differ, the Czech version prevails.
