How we compute these numbers

  • All numbers come from the public price lists on developers' own websites, which we check every night. Only published projects count.
  • Districts are Prague's 22 administrative districts. Developers sometimes advertise a project under its postal district, which can have a different number.
  • Available flats are flats the developer lists as available today. Reserved flats are not included.
  • The median price per m² is the middle value of the asking prices per m² of the available flats with a published price: half of them cost less, half more. Prices include VAT as the developers list them.
  • Price changes are all price drops and rises in the last 30 days. A price that is hidden or published is not counted as a change.
  • Sold or no longer listed counts flats that the developer marked as sold, or that disappeared from the price list, after we started tracking the project, and are still sold or missing today. We only call a flat sold when the developer's list says so.
